The global political arena may have thrown a level of uncertainty over the many international relationships over recent months, but the relationship between Middle Eastern investors and the US real estate market is certainly not one of them.
Alongside an interest in diversification away from the oil industry and a reliable rate of return from a hungry market, the appetite from investors to participate in US opportunities has shown no signs of slowing down in response to the recent presidential election.
Comparing the desire to continue buying into the US with a post-Brexit Britain, reports would suggest a huge difference in investment habits. According to JLL; where cross-border capital flows into London fell upwards of 40% this year, the North American market was the only region to show a rise in cross-border investment during the same period.
Included in that annual growth is Qatari Sovereign Wealth Fund’s $622 million investment into the Empire State Building in New York City. The deal sees the investment authority add a 10% share of the Empire State Realty Trust, which owns the landmark, to their impressive portfolio of existing ventures. These ventures all share the similarities of being within large metropolises, taking up residence in landmark sites, and all giving fantastic rates of return.
However, accessing this kind of return is not something one can access anywhere.
