Opportunities to penetrate the Southeast Asian real estate market are few and far between. An incredibly coveted asset, the market is traditionally dominated by domestic investors, who themselves are looking to diversify portfolios elsewhere. With incredible demand, a fantastic rate of return, and lavish opportunity, it will come as no surprise that Middle Eastern investors are looking to participate in the field.
Earlier this year, the Qatar Sovereign Wealth Fund oversaw the investment of $2.46 billion, leading to the acquisition of a prime Singapore location, one of many high-profile cases of investors showing palpable hunger to compete on the global stage of real estate.
This desire is justified, as figures and projections would label Southeast Asia as a solid choice for investors looking to find real estate ventures. These opportunities align perfectly with individuals from the Middle East, who are looking to diversify their portfolios away from traditional sources, such as oil.
Sources from Juwai, a leading figure in identifying international real estate trends, suggests that areas further afield such as Thailand are showing significant growths in inquiries, upwards of 72% in annual rate. Similar reports indicate that areas such as Malaysia and Indonesia are finding themselves subject to close attention, with investors focusing on building a network within the area early, to avoid astronomical fees found in highly coveted areas such as Singapore.
This attention comes after years of not only domestic, but international competition, predominantly from the USA. This time last year, US investment firm Guidance Investments launched the first round of their $400 million acquisition project. So much attention on a market must give insight into what kind of returns can be expected, and yet will also raise a legitimate concern as to how to go about identifying legitimate ventures, and where to find them.
They key to accessing any kind of coveted market such as Southeast Asian real estate, is identifying and building a relationship. Without trust and honesty, penetrating markets as heavily sought after as this is, quite frankly, impossible. Naseba have spent the last 14 years building these relationships.
On February 21st-22nd 2017 Naseba will be conducting a two-day real estate investor meeting, taking place in both Kuwait City, Kuwait and Doha, Qatar; introducing pre-screened investors to pre-qualified investment opportunities from around the world. Committed to both international and local partnerships, Naseba’s private investor meetings are the perfect way to create a personal relationship with some of the most sought after investors from across the GCC.
